What are your booking conditions and requirements?

We have designed this direct booking site for guests who have stayed with us in the past. Our goal is to offer a bit of savings for our repeat guests. It is our way of saying Thank You for treating our home like your home!

50% of the total reservation fee is due immediately upon booking, and the final 50% is collected 30 days ahead of your stay. Currently, we accept credit cards for payment with a processing fee that we pass on to you. If you would like to pay via Zelle or Venmo we offer that option as well for additional savings. Just send us an inquiry. We are still listed on AirBNB if you prefer a more traditional booking method as well.

At the time of booking, we also ask guests to sign a rental agreement outlining the same rules and expectations that we have outlined on AirBNB.

 

What are the additional fees for that I see when booking?

It depends. Many of the fees are the same fees you will see if you book on AirBNB such as taxes and the resort fees. The fees you will see in addition to your nightly rate are as follows: Taxes (yes, we still have to pay those), Administrative fee (this is simply the credit card processing fee of 3% if you pay via credit card) and Resort and Cleaning Fee of $110. The Resort charges us a fee each time a guest of ours uses the property to help offset the costs of operating such a large property ($80 per reservation). The remaining portion of the $110, $30 is a portion of our cleaning costs.

By booking directly with us vs. a third-party platform you are saving on the additional platform fees, which in many cases are over 10% savings! Our nightly rates are the same as what you see on other platforms such as AirBNB without all the additional booking fees you see there. We don’t have the same overhead so pass the savings right on to you.

What are your cancellation policies?

For direct bookings, we offer 100% refundable cancellation within 24 hours of booking. Any booking cancelled after 24 hours will be assessed a 5% cancellation fee to cover service charges assessed by our payment partner.

All cancellations made at least 14 days before the reservation will receive a 50% refund, and any cancellations less than14 days will not receive a refund.

If something arises that prevents you staying with us let us know. If we can re-book you for another date, we are happy to at no additional charge. If the future dates result in additional savings, we will pass that along as well.

If you booked through Airbnb, VRBO, Booking.com, or TripAdvisor, please check their cancellation policy. Each platform offers hosts different options, and we’ve done our best to stay as consistent as possible across all platforms.

 

What times are check in and check out?

 

Check-in is at 4pm on the day of arrival.  Check-out is at 10am on the day of departure.  If you need an earlier or later departure, please reach out to us and we will try and do our best to accommodate you.  It is based on guest arrivals and departures but if we can make it work, we are happy to accommodate at no additional charge.

 

How close are you to Silver Dollar City?

The condo is only 5 minutes from Silver Dollar City.  Getting to SDC is an absolute breeze from the condo and you can avoid all the main traffic coming in from the Branson area. 

 

How close are you to Branson’s Entertainment District?

Depending on traffic, the condo is 15-20 minutes from Branson's world-famous Entertainment District, known locally as "the Strip". All you need to do is take Indian Point Rd North to 76 Hwy, take a right, and you'll run right into it.

 

We won’t be getting there until late. How late can we check in?

We offer hassle-free, self-service check-in for all guests, regardless of how you booked. You can check-in any time after your assigned check-in time, even late at night.  The condo has a keypad for keyless entry, and there is a lockbox with a key on-site as back-up (just in case the keypad's batteries go out between guests). You'll receive check-in instructions with the access code before your check-in date.

 

Will you accept shorter stays than the stated minimum nights?

Yes, we will accept shorter stays on occasion. Mainly when your stay is just a couple of weeks out, but please ask as we try and make things work for our repeat guests. 

 

Do you allow pets?

As doting dog owners ourselves, it pains me to say it but no we do not allow pets.  It is a rule at the resort that our condo is a part of.  We do make exceptions for licensed service animals at no additional cost. 

 

Are you child-friendly?

Yes. The condo is child-friendly. We are a family of six with four kids so we try our best to ensure it is set up with everything you may need.  With that said we do not have any special equipment for infants and toddlers on-site. The condo has not been baby-proofed, but we’ve done our best to keep any breakable items out of reach from small children. In addition, our place is stocked with plastic plates and cups in the kitchen along with traditional plates and glasses. We have also included children’s games, books, and movies.

 

Do you have Wi-Fi at the condo?

Yes, we have high speed wireless internet that is dedicated to our place. Many resorts offer Wi-Fi, but it is shared with the entire resort. We offer dedicated Wi-Fi experience.

 

Do we need to bring linen and towels?

No. All bed linens are provided and both bathrooms are fully stocked with bath towels, hand towels, washcloths, and makeup washcloths. We also provide a few swim towels, so if you plan on swimming in the pool or the lake, please use the striped towels located in the 2nd bedroom closet.

 

Is there a washer and dryer?

Yes. The condo has both a washer and dryer. Only a limited number of laundry tabs are provided, so please bring your own detergent and softener if you plan on running multiple loads.

 

How far is the grocery store?

There are several great grocery stores nearby, just 5 to 15 minutes away depending on what you are looking for. On Indian Point, there is a local grocery store that offers a few basic items along with fresh pizza and fishing supplies. Walmart Supercenter and Harter House are both close by as well. Harter House is known for having some of the best meats and wine selections.

 

Is there a boat launch and trailer parking?

Yes, we have both! Even better if you would like to leave your boat in the water while you are at our place just let us know and we can provide you with the contact information to reserve a boat slip. The resort has slips available, for an additional fee, for all our guests. Additionally, there are several nearby options for launching your boat, nightly slip rentals, and trailer parking including Indian Point Marina, State Park Marina, and Kimberling City Marina.
